About RentalYield.uk
RentalYield.uk provides free, accurate rental yield data for every postcode district in England. The site exists because buy-to-let yield data is scattered, inconsistent, and often sold — when the underlying data is freely available from UK government sources.
What This Site Is
A free tool for landlords, property investors, and researchers to check rental yields across England without paywalls, account creation, or sales calls. You get the data — yield, median price, monthly rent, transaction volume — for any of the 1,964 postcode districts we cover, plus 288 council areas and 9 regions.
The yield calculator lets you run your own numbers and benchmark them against local averages. The comparison tool lets you compare any two areas side by side.
Where the Data Comes From
All data is sourced from official UK government open data releases:
- Land Registry HM Land Registry Price Paid Data — median sale prices and transaction volumes by postcode district over a rolling 3-year window.
- VOA Valuation Office Agency Private Rental Market Statistics — median monthly rents by local authority area.
- ONS ONSPD Office for National Statistics Postcode Directory — maps postcode districts to local authority codes and regions.
All three datasets are published under the Open Government Licence v3.0.
How Yields Are Calculated
Gross yield is calculated as:
Gross Yield = (Annual Rent ÷ Median Sale Price) × 100
Annual rent = VOA median monthly rent × 12
Because VOA rents are reported at local authority level and Land Registry prices are available at postcode district level, each postcode district is assigned the rent figure from its parent local authority. This is an approximation — rents within a council area vary — but it is the most accurate method available using open data.

How Often Is It Updated?
Property price data is updated quarterly using HM Land Registry Price Paid Data. The current price dataset covers the 3-year rolling window ending Q1 2025. Rental data is sourced from the ONS Private Rental Market Statistics series (October 2022 to September 2023 — the final published period before the series was discontinued). Each page shows the applicable data period.

- Not a comprehensive property search tool. For listings, use Rightmove or Zoopla.

Coverage
The site covers England only. Scotland, Wales, and Northern Ireland are excluded because comparable open rental data at postcode level is not available for those nations under consistent methodology.
